When a home is 25 years old, it’s neither old nor young in terms of its design and relative age.

That said, there’s a chance it could reflect the era in which it was built. Which is to say it could be, well, somewhat dated.

Val Miller of Royal LePage Dynamic Real Estate says her new listing — a 1,450-sq.-ft. bungalow condominium found in a tidy, well-designed complex at 12-123 Victor Lewis Dr. in Linden Woods — definitely does not fall into that category.

The spacious bungalow condo offers a contemporary updated interior and great location.

“Pride of ownership shines in this beautifully maintained unit,” she says. “Not only have the original owners kept it in wonderful condition, but they’ve also updated it tastefully over the years.”

As it turns out, that feel comes in part from its floor plan, which is delightfully modern.

“The first thing that strikes you about it is its layout — it’s quite open and flows very well,” Miller says. “At the same time, it’s naturally bright and very welcoming.”

There’s also an inviting warmth to it that comes from the flooring choices, says Miller.

“When you walk in, you find yourself standing in a long, beautifully tiled foyer, which features a skylight for extra light,” she says. “The taupe tile creates an initial warmth, while a front bedroom/office adds utility. The foyer’s inviting feel carries on into the main living area, where the flooring was updated in 2014.”

Four-inch-wide ash hardwoods run from the dining and great rooms right into the kitchen.

And done magnificently, it should be added.

“The owners’ taste is impeccable,” Miller says. “They chose four-inch-wide ash hardwoods that run from the dining room and great room right into the kitchen. You’d never know they are 11 years old. They’re as pristine as they were in 2014. I love them. They’re absolutely stunning with their grain and stain that adds so much warmth to each space.”

Because the condo is bigger than many — it’s 1,450 sq. ft. rather than 1,200 sq. ft., which is often the standard for bungalow condos — it has a pleasingly generous feel to it, which starts in the main living area.

It begins with a roomy formal dining area which then transitions smoothly into a subtly spectacular great room.

“The owners deliberately designed the great room to have three large windows with a TV area beneath,” says Miller. “There’s so much natural light that you need to partially close the blinds on bright sunny days. And with all the space in the formal dining room (it can seat eight to 10 guests) and the spacious great room, the area is perfect for entertaining.”

Updated less than two years ago, the peninsula kitchen is a modern, functional and stylish space.

Next comes the eat-in kitchen, which is filled with modern functionality and natural light.

“With its black granite countertops, abundance of white cabinets and newer appliances, it’s a clean, sharp space that offers all kinds of versatility,” says Miller. “There’s plenty of room to create, plus there’s a corner walk-in pantry for extra storage. A mudroom/laundry room to its rear connects to the garage, while a skylight on the ceiling above adds natural light.”

An extra dash of natural illumination comes in from a space behind the kitchen.

“There’s a sunny breakfast nook with two windows and a patio door,” says Miller. “Tons of natural light floods inside, while the door leads out to a deck and east-facing backyard.”

The main floor is then finished off perfectly by a huge — and very private — primary bedroom that was set off in its own calm-filled corner of the home.

“I really love its placement — when you’re in it you’re in your own private world,” Miller says. “The flooring and colour scheme give it a warm, inviting feel, while two large windows on either side of the bed let in lots of natural light and a view of the manicured backyard. It comes with a large walk-in closet and spacious ensuite.”

Finally, there’s the fully finished lower level, which takes the home’s total livable square footage to a shade under 2,800 sq. ft.

“It offers a huge rec room with media and games area, a three-piece bath and three versatile bonus rooms that are ideal for a home office, hobbies or a bedroom, if an egress window was added,” Miller says.

She says the turnkey condo’s location is truly exceptional.

“The great thing about it is that it’s tucked away, yet it’s close to a host of amenities on Waverley and on the Kenaston Strip. It offers a rare opportunity to own a move-in-ready home offering single-level living in one of west Winnipeg’s most desired neighbourhoods.”
