As a builder, it’s natural to feel a bit of trepidation when you’re blessed with a lot that — literally — has everything going for it.

In this case, Irwin Homes came up winners when they acquired a huge, beautifully treed riverfront lot in River Oaks North, which is in the RM of St. Clements just a short drive from East St. Paul.

However, as fortunate as they felt to be able to build on such an amazing lot, their design team was tasked with coming up with a plan that would mesh with the countrified surroundings.

After much brainstorming, it was decided that the dwelling’s motif would be modern-farmhouse.

In many instances, infill homes are built as quickly as possible to maximize profit.

That certainly wasn’t the case with 766 Crescent Dr., says Scott Moore of Century 21 Bachman & Associates (The Moore Group).

“As it turned out, this home took about four years to build from start to finish,” he says of the two-storey, 3,234-sq.-ft., Nordic-inspired design, which sits pristinely on a well-treed 50- by-232-foot lot that backs onto the Red River. “This home was done the right way all the way through.”

Moore says the longer-than-normal time span required to complete the dwelling was down partly to regulations, partly attention to detail.

Live family life large in spacious Oak Bluff West two-storey

These days, the trend is for two-storey homes to check in at somewhere around 2,200-2,300 sq. ft. in size.

Make no mistake about it — a home of that size offers plenty of space for a large family to spread out and live life in a very gracious manner.

That said, big households — say those with six or more members — often require an even larger domicile to facilitate an organized and (relatively) stress-free life.

After all, while bib broods enjoy spending time together, everyone needs their own space, too.

There’s nothing like entering a home and feeling an immediate sense of well-being.

That’s the sensation generated the instant you step into A & S Homes’ new show home at 15 Parkrose Pl. in St. Adolphe’s Tourond Creek, says Chris Dudeck of Coldwell Banker Preferred Real Estate, the sales representative for the 1,427-sq.-ft. bungalow.

“The first thing you notice is the sense of space,” he says. “This home is on a wide 51-by-120-foot lot, which is about the minimum standard out here. Because the lot allows for a wider design, you don’t feel like you’re walking into a bowling alley.”

Dudeck says that pleasingly spacious feel comes from a well-thought-out layout.

Designing an attached two-storey residence is never a straightforward task for a home builder.

That’s because they must deal with one key element that doesn’t arise when planning a single-detached home: lot size.

This is an important factor, as lot sizes have been shrinking due to the steady increase in property costs.

Whereas a two-storey attached home may have been built on a 30-foot-wide allotment a few years ago, sizes have now shrunk to as narrow as 22-24 feet.

As any home builder knows, first impressions matter, big time.

First, a prospective buyer must like the look of a home; that’s what prompts them to enter it to see what it looks like inside.

Once inside, it generally takes someone around 10 seconds to decide if the home’s interior measures up to its exterior, in their estimation. If the impression is positive and curiosity is aroused, they will venture in further to take a longer look.

Should the impression be unfavourable, they may come in to take a cursory look — or they may just turn around and leave. It can be that cut-and-dried.

Building a new home properly involves far more than endowing it with a“wow” factor, both outside and inside.

Simply put, quality must be the main theme from start to finish.

That’s the approach the design team at Paradigm Custom Homes takes with every home they build, says Ryan Jones of Re/Max One Group.

“The first thing we do is start with elevated building specifications,” says Jones, who’s co-marketing their new 2,226-sq.-ft., two-storey show home at 3 Jontz Cove in Sage Creek with colleague Sean Kirady. “That’s the only way to ensure the home is built right. We start with the exterior and carry that standard through the rest of the home.”

The 2026 Winnipeg Renovation Show is only a few weeks away. The show traditionally kicks off the new year for home renovations.

Manitoba Home Builders’ Association renovator members are excited to once again be part of the Renovation Show, which is set to take place from Jan. 16-18 at the RBC Convention Centre.

Home renovations are a big part of our lifestyle in Manitoba. We historically spend more on home renovations per capita than residents of any other province, and Manitobans consistently spend more on renovations than on new-home construction. For those who are thinking of taking on a home renovation project in 2026, this is the show for you.

The Winnipeg Renovation Show provides consumers with the chance to visit hundreds of renovation product suppliers and contractors, all under one roof. It provides a one-stop venue for consumers to get a sense of the renovation market and see, touch and feel what’s new and exciting in home renovation technology and style.

It can take a deft touch to balance creativity and practicality when it comes to home design.

That’s why it’s so important for a home builder to think critically about how to infuse a residence with creative design touches without impeding livability.

That’s exactly the approach the design team at Hearth Homes took with their Astoria II model, focusing first on the dwelling’s livability then implementing creative design touches in a logical yet imaginative way, says Hearth’s design and marketing co-ordinator, Ryan Miller.

“People really liked the previous (Astoria) model,” he says. “But we had some ideas on what we wanted to do to make it better. The first thing we did was tweak the layout to make it more user-friendly.”

Ideally, a new home’s design should be distinctive both outside and inside.

And while both qualities are important, it’s a home’s exterior that — for better or worse — sets the tone.

Get it right, and the home will catch the eye of prospective home buyers. That in turn usually prompts them to wander inside to see if its interior is as special as its exterior.

Signature Homes’ new spec home at 35 Chimney Swift Way in St. Adolphe’s Tourond Creek has been a hit on both fronts, says Cindi Burak, Signature’s sales manager.

As a home builder, it can become all too easy to become complacent.

The reason for that is simple: after you find a formula that works, the tendency is to keep repeating it because buyers seem to like it.

Oftentimes, that formula involves employing soft earth tones — variations on taupe, beige, brown and white — to create a feeling of warmth. Or grey, white and even black tones are used to endow a home with a more modern feel.

The result is show homes can morph together in buyers’ minds because — as beautiful as they are — their finishes weren’t distinct enough.

Manitoba’s spring and fall Parade of Homes events are a spectacular showcase for Manitoba’s residential construction industry.

The parades showcase the Manitoba Home Builders’ Association’s home-building members, offering new-home buyers a chance to see cutting-edge home technology, and visitors also get a great opportunity for an up-close look at the latest trends in residential style and design.

These three-week events take place in March and September each year.

Most people aren’t aware Manitoba’s Parade of Homes events are the largest organized anywhere in Canada. Over 32,000 people visited the new show homes on display during the MHBA’s 2025 Spring Parade of Homes earlier this year.

Designing a single-family detached home to fit a 26-foot-wide lot is no easy task.

That being the case, it’s critically important for designers to use their imagination to come up with a plan that maximizes every square inch of space in the home. In short, they must possess a mindset that’s at once practical and creative to design a home that deftly balances function and flair.

The design team at A & S Homes walked that line smartly with the Belmont, says Adam Virgilio, of Royal LePage Dynamic Real Estate, sales representative for A & S’s new show home at 481 Ken Oblik Dr. in Prairie Pointe.

“This home is a must-see to appreciate its design — the quality and detail throughout is impressive, as it its overall livability,” he says. “I think a key to its livability is the fact our design team managed to squeeze out some extra square footage. The home is 1,517 sq. ft. and the difference between that square footage and a home that’s 1,400 sq. ft. is quite noticeable.”

As hard as builders work to design show homes with unique “personalities,” the reality is some such houses can blend together in a buyer’s mind once they’ve viewed three or four.

That’s because as much is done to differentiate display-model dwellings from others down the street, it’s impossible to re-invent the wheel. Consequently, it’s often difficult for prospective homeowners to decide which house stands out, because design features can be so similar.

Bearing this in mind, the design team at Kensington Homes sought to craft a two-storey abode that truly stands apart. The result is the company’s brand-new show home at 7 Broda Dr. in Sage Creek, says Renee Ranson of Qualico Realty Services, who is marketing the home with her Qualico associate Shelly Rozon.

“The designers really did an amazing job with this home,” Ranson says of the Heartstone, a two-storey, 2,195-sq.-ft. model, which comes equipped with four bedrooms and three bathrooms. “It’s a beautifully designed home that’s filled with some very unique and functional design features.”

While most people would think designing a king-sized home is easier than planning out a mid-sized dwelling, it’s exactly the opposite.

That’s because it’s all too easy to take that space for granted.

When that occurs, the result can be a big home lacking purpose and livability — two things large families badly need.

Thankfully, Avanti Homes’ design team didn’t lose focus when designing their new show home at 98 Butterfly Way in Sage Creek, says Warren Moran, sales representative for the two-storey, 2,314-sq.-ft. residence.
